Does this sound like that's what I may be getting?
Towards the end of my run and even now a bit I have discomfort in my knee and discomfort in my hip area right around my butt/lower back area. It's not painful but it's a dull discomfort. I didn't have to stop running or anything. I think it felt a little better after I did some stretches later but even now sitting here it's a little uncomfortable specifically where my lower back/waist area. It's only in my right leg too. Pretty sure I need new sneakers as well cause I've been using them for a while now. I need to start stretching better too.

Flexibility is extremely important especially if you are increasing the amount of running you are doing. If you have poor joint alignment or compensation patterns from poor range of motion, running is increasing repitition of those faulty movement patterns and causing unnatural wear and tear on the joints.
Stretching alone isn't always enough, especially when it comes to the IT band. You should check out SMR techniques with the foam roller or tennis balls.

I'll check it out. All the foam rollers I've seen online at sports stores are super expensive. Amazon has some cheap ones but I don't know if I'd be sacrificing quality. The cheapest one at Dicks is like 40 bucks. That's crazy for a piece of foam. Amazon has some in the 15-20 range.
